What is epoxy flooring?

Epoxy is a two-part resin coating applied over prepared concrete. Once it cures it forms a hard, seamless, non-porous surface bonded to the slab. It is not a paint: concrete floor paint sits on top of the surface and peels, while a properly installed epoxy system becomes part of the floor.

Most residential systems in our area are installed in three layers: a primer coat, a coloured base coat (often with decorative flakes), and a clear polyurethane or polyaspartic topcoat that provides the UV and abrasion resistance.

• Preparation is everything. Epoxy applied over unprepared or damp concrete will delaminate, usually within the first two winters.

• It is slippery when wet unless an anti-slip aggregate is added to the topcoat. In a Gatineau garage, where you park a car covered in melting snow, we consider that aggregate essential rather than optional.

• Standard epoxy can yellow under direct UV light, which is why a quality topcoat matters.

How the installation works

1. Empty the space and inspect the slab; we test for moisture and check for cracks.

2. Diamond grind the concrete to open the pores so the resin can bond.

3. Repair cracks, pitting and expansion joints with a patching compound.

4. Apply the primer, then the coloured base coat, then broadcast decorative flakes if you want them.

5. Scrape and vacuum the flakes, then apply the clear topcoat with anti-slip aggregate.

6. Light foot traffic after about 24 hours, vehicles after 3 to 5 days.
